Q3: | WHAT KINDS OF 'EXTRAS' DO YOU OFFER? |
A: | As our slogan states, our properties are "no frills." What this means is that all of our apartment homes come equipped with at least some cooking facilities and a private bath; we do not rent rooms. We are able to keep our rents low by not having to maintain swimming pools, tennis courts, health clubs, dishwashers, and the like. For example, a two bedroom apartment home would consist of two bedrooms, a living room, a bathroom and a kitchen, with a stove and refrigerator only. |
Q4: | DO YOU REQUIRE A LEASE? |
A: | We typically require a one year lease, however, depending on the time of year and some other factors, we may be able to accommodate something shorter, but never less than 3 months. Lease terms of under one year may require a higher rental rate. Please discuss your specific requirements prior to viewing our apartment homes. |
Q5: | HOW MUCH MONEY WILL I NEED TO MOVE IN? |
A: | Money requirements range from 2 months to a full 3 months rent. |
Q6: | HOW DO YOU DETERMINE WHAT YOU WILL CHARGE ME TO MOVE IN? |
A: | This figure is based on a variety of factors. Your length of residency, whether or not you have a pet and the general strength of your credentials. The least amount of money is charged to those applicants who don't have any pets, will stay for a minimum of 4 months and have a strong rental application. |
Q7: | WHAT IF I DON'T HAVE ALL THE MONEY I NEED RIGHT NOW? |
A: | We might be able to budget up to one month's rent but our ability to do this depends on the strength of the application. |
Q8: | DO YOU ACCEPT SECTION 8 AND OTHER SIMILAR TYPES OF PROGRAMS? |
A: | Yes. |
Q9: | DO YOU ACCEPT PETS? |
A: | It depends. We do not allow ferrets or exotic pets and have only a few locations that will accommodate a dog. We are a little more flexible with cats and small, caged animals. Allowing a pet requires us to collect the maximum amount of money allowed by law, in advance of a residency. In Massachusetts, this amount is the equivalent of 3 months rent. Please discuss your pet requirements prior to viewing an apartment home. We reserve the right to disallow any type of animal and limit quantities. (Service animals excluded from this requirement.) |

A: | Some of the things that may cause us to reject your application are: A negative reference from anyone listed. False or misleading information. A criminal record. Omitted information. A negative credit history. Inability to verify information you have provided. Fraudulent use of a social security number. Not having a social security number. |
Q12: | HOW LONG DOES IT TAKE YOU TO PROCESS AN APPLICATION? |
A: | We strive to complete the application process within 48 hours of receiving your completed application. Sometimes we are unable to meet this deadline due to difficulties reaching references or verifying information. |
Q13: | HOW WILL I KNOW IF I'VE BEEN APPROVED? |
A: | If your application is approved, we will notify you in the manner you prefer. Most often it's via email. If we are unable to approve your application, we will email, call or snail mail you a letter to the address listed on your application under: present address. |
